We possess a keen eye for identifying opportunities and our experience in multiple classes provides the ability to bring different concepts to each development opportunity. Past projects include mixed use, retail, self storage, multifamily, and hospitality.

DEAL STRUCTURING

Alta Carolina Partners has years of experience in creating successful deal structures. We believe that an emphasis should be placed on how the initial deal is set up as this becomes the foundation for the life of the Investment.

We have the ability to work with other parties to cater to their unique needs. We partner with landowners or family offices who want to contribute their land to a development partnership and can handle complex issues such as tax credits or 1031 exchanges.

ACQUISITION

Acquisition is a cornerstone of Alta Carolina Partner’s business model, focused on creating portfolios of income producing assets to create long term value. We identify and underwrite each potential purchase to confirm that the asset fits into the long term growth strategy. Past income producing properties include mixed use, retail, self storage, residential, and office and will produce cash flow for years to come.

Long-Term Investing

We believe in the power of long term investing. By choosing projects with staying power, we can apply conservative debt and create a long term source of cash flow.

We will strive to provide opportunities to individual investors or family offices who share this mentality. We look to create value by using revenues from the asset to pay off debt while pushing profit through rent growth and appreciation.

WILL GLENN

Will Glenn, a native of Greenville, SC has over 15 years of experience in real estate investment and acquisition. Prior to going into real estate investment and development full time, Will practiced business and commercial real estate law for multiple law firms based in Greenville, SC. Will received his Bachelor of Arts in History and Political Science from Furman University in 2007 and his Juris Doctor from The Charleston School of Law in 2012. Will resides in Greenville with his wife and two children.

Will is active in Young Life, serving on multiple boards and committees as well as serving on the Land, Water & Conservation Advisory Committee for the South Carolina Department of Natural Resources.

TODD HARDAWAY

Todd Hardaway is a Greenville native and has more than 25 years of experience in the real estate investment and development industry. Todd has worked in the family office environment and has investment firm experience where he managed real estate portfolios in excess of $500 million in value. He handled all acquisitions, dispositions, development, leasing, and property management for the property portfolios.

Todd has always viewed real estate opportunities with an owner’s perspective and treats assets as if they will be owned long term rather than trying to cut corners to make a quick dollar. He believes this approach provides value to the investors. Todd is a graduate of the University of South Carolina Honors College with a degree from the Darla Moore School of Business and currently serves on the USC Board of Visitors. Todd is married with two children and enjoys golf and snow skiing in his free time.

HARRY JONES

Harry Jones is new to the Greenville area. Formerly a native of Augusta, GA, Harry graduated from Wofford College, receiving his Bachelor of Science in Finance in 2024. Harry was a member of the Wofford Golf team from 2020-2024. Prior to joining ALTA, Harry played professional golf for a year. Harry is a licensed Real Estate Associate in South Carolina.
